Which Home Survey is Right for You?

When buying a property, arranging a Level 2 (homebuyers survey) is one of the most important steps you can take. A professional inspection will give you a clear picture of the building’s condition, highlight any issues and help you make confident decisions before you commit to purchase.

 

As an experienced chartered surveyor, Richard Clayson offers two main house survey types: the Home Survey Level 2 and the Home Survey Level 3. Both can be used for any residential property, including houses, flats, bungalows or maisonettes.

Home Survey Level 2

Often still known as a homebuyers survey, the Level 2 report is designed for conventional properties in reasonable condition, typically newer homes or straightforward, modern builds. It provides a general “health check” and gives buyers the knowledge to move forward with confidence.

 

A Level 2 Home Survey will:​

Provide an overview of the building’s condition following a visual inspection of visible and accessible parts of the property.

Use a traffic-light rating system to make issues clear and easy to understand.

Highlight potential risks to the property and occupants, advising on necessary repairs and maintenance.

Identify urgent or significant defects so clients can make informed decisions. 

This type of home survey is ideal if you want reassurance about the overall state of a standard house or flat, without the detail of a more in-depth investigation. It is a cost-effective way to uncover hidden problems and avoid unexpected repair bills after you have moved in.

Home Survey Level 3

​

For older, larger or more complex properties, including those that have been altered, extended or built in unusual ways, a full house survey (Level 3) is usually the best option. This comprehensive inspection includes everything covered in a Level 2 survey but in much greater depth.

 

A Level 3 Home Survey will:​

Examine the structural elements like walls, floors, roof, chimneys and joinery in detail, considering both the construction and materials used.

Provide recommendations for repairs, maintenance and ongoing care.

Describe in full any defects, their causes and the potential consequences if left untreated.

Advise on budget implications and priorities of any necessary work. 

This type of building survey is particularly valuable for period homes, listed buildings or properties in poor condition, where hidden issues may exist. It gives you the most complete understanding of the property’s structure, helping you plan repairs or negotiate with confidence.
